Housing Opportunities of SW Washington LIHTC Property Manager in Woodland, Washington

Our LIHTC Property Manager position provides an opportunity to work in a mission driven organization where your continuous work efforts are contributing to the greater good of the community. In this position, an effective communicator will work with both clients and prospective clients to ensure a good relationship between landlord and tenant. Strong organizational skills will be a boon as you maintain records and collect rent. Experience managing tax credit properties is a plus.

At Housing Opportunities of SW Washington (HOSWWA) we work closely with local government and community partners throughout Cowlitz, Wahkiakum, Lewis, and Pacific counties to address issues of affordable housing and homelessness and to help families break the cycle of poverty. We provide affordable housing and housing assistance to low-income residents within our service area. The LIHTC Property Manager provides services to the agency through a variety of duties associated with on-site management.

Your skills and experience will support our mission as you:  

  • Effectively market to fill vacant units to minimize vacancy losses while remaining in compliance with fair housing law.
  • Go through the process of selecting tenants for occupancy, from taking and processing applications through preparing leases and rental agreements.
  • Orient new tenants by explaining new tenant paperwork, showing them around common areas, and providing explanations of management expectations and emergency procedures.
  • Maintain and update resident files including providing eligibility re-examinations and re-certifications as necessary in compliance with HOSWWA procedures.
  • Counsel and refer tenants as necessary when appropriate.
  • Follow eviction procedures if necessary in compliance with local law.
  • Inspect units as necessary prior to leasing, after turnover, and in accordance with HOSWWA policy and procedures, sometimes in multi-level complexes without an elevator.
  • Schedule performance of work orders and preventative maintenance with HOSWWA Maintenance team.
  • Charge repetitive rents and charges to tenants by first of month and non-repetitive charges as they occur in accordance with policy.
  • Apply payments to tenant's accounts on the day they are received and prepare bank deposits daily, following HOSWWA cash control procedures.

Pay and Benefits

  • The full pay range is $24.99 - $31.66 /hour. Compensation for the position is negotiable, depending on the qualifications and experience of the chosen candidate. Applicants should not expect to start in the highest range of this salary.
  • HOSWWA offers employees and their eligible family members the option to enroll in medical, dental, vision, and/or supplemental life insurance. Employees are also covered by Basic Life and Accidental Death and Dismemberment and Long-Term Disability insurance.
  • All HOSWWA employees are members of the Public Employees Retirement System (PERS) administered by the Washington State Department of Retirement Systems (DRS). Employees may also contribute funds to Deferred Compensation Program (DCP), a 457(b)-tax deferred savings plan run by the DRS.
  • Employees receive 14 paid holidays per year, paid sick leave accrual at a rate of 8 hours per month, and, following 6 months' orientation, paid annual leave starting at 40 hours per year.

Requirements

High School Diploma or G.E.D.

Three years of experience in real estate, property management, or management of facilities involving government programs and bookkeeping.
