COMPLETE PROPERTY RESTORATION & WIN 3RD PARTY: PLUMBER NEEDED: Trade Licensed Professionals Needed Throughout The State in Buncombe County, North Carolina

We are in need of licenced professionals to perform work in our foreclosed properties that we maintain. It's an easy 3-step process!

STEP# 1: You sign up to receive work in our database

  • We need a copy of your Certification to perform the task
  • We need a copy of your W9 so we can pay you via credit card, check or direct deposit
  • We need counties you cover and the fees associated with your initial visit to each property

STEP 2: We send you the work orders to view, inspects and bid on

  • You visit the property and provide photos of each damage include your estimate to bring them up to code.
  • If there are no damages we just need a certification on your company letterhead and an invoice for payment

STEP 3: We send you a bid approval for the work to be completed.

  • We send the client your BID exactly as stated and as soon as we get the approval we send you a bid approval work order
  • YOu provide before, during, and after photos of the work being completed and include your invoice and payment method.

SPECIAL INSTRUCTIONS:

**The Vendor is expected to arrange a meeting with the city inspector and be present at the property at the scheduled date and time to allow access to the property. City fees must be paid as well.

**The city inspector will assess the conditions of all interior and exterior electric system and will give us a Clearance/Fail report as per the inspection. Please advise if the inspector will submit the clearance report directly to the utility service provider upon clearance so that electricity can be restored at the property.

**If the inspection fails, please procure the list of repairs/replacements which are needed in order to restore electricity and supply your bid to repair the items listed by the inspector. Please complete the order within the due date and provide the supporting photos of the inspection along with the inspection (Clearance/Fail) report with a bid to repair the items in case the inspection did not pass.

Note : The objective must identify any repairs/replacement and address the same thereby electricity is tested and electricity is made available INSIDE the property. For a utility activation: The utility service provider will arrive at the property to perform any required activities to activate the utilities.

  3. Please advise if the inspector will submit the clearance report directly to the utility service provider upon clearance so that electricity can be restored at the property. If not make sure a copy is uploaded in UPAMs.

  4. If the inspection fails, please procure the list of repairs/replacements which are needed in order to restore electricity and supply your bid to repair the items listed by the inspector. if the estimate falls within the pre-approved amount of $300, the repairs (capping of wires and switching plate, installing of breakers and smoke detectors) should be performed within the 3-day.

  5. Please performed repairs, with the 'Before' and 'After' photos. Please complete the order within the due date and provide the supporting photos of the inspection along with the inspection (Clearance/Fail) report with a bid to repair the items in case the inspection did not pass. Note: The objective must identify any repairs/replacement and address the same thereby electricity is tested and electricity is made available INSIDE the property.

In addition to the inspection report, the vendor is expected to submit a Line Item estimate to address existing electrical issues at the house. If permits are required to perform the repair wor , including the associated cost in estimate itself with the amount of time required to perform the work. "Before" photos clearly identifying all of the affected areas are to be submitted as a part of order fulfillment.

ITEMS NEEDED FOR PAYMENT:

  1. INSPECTION RESULTS/PHOTOS: The report with a detailed list of your findings/what needs to be done. The report should include photos of each issue and a street sign, a front view of the home and a house # photos to show you were at the correct property. IF THERE IS NO ISSUE: We still need a street sign, a front view of the home and a house # photos and comments stating there were no issues on company letterhead. Inspector is to assess the conditions of the entire property.

  2. INSPECTION ESTIMATES: Please provide in a word document with your company letterhead, a list of issues that were identified to be resolved with photos of the issues, price and time frame for completion. If permits and final inspections are required to perform the work, including the associated costs in separate lines. The estimate is to include all items required to bring this house up to all local codes.

  3. INSPECTORS CERTIFICATION and TAX ID: Please upload a copy of your certification or license, w9, and your tax ID# for taxing purposes.

  4. LAND SURVEYORS: Please identify property lines, structures, setbacks, driveways, walkways, road(s), right of way, and easements.

  5. INSPECTORS INVOICE: Please provide an invoice with the mailing address for payment which will be issued in 5 business days.

SUBMIT RESULTS BY UPAMS (SEE ABOVE INSTRUCTIONS on how to upload to upam): You can also download the app on your phone for onsite uploads of photos.
